I work as an independent consultant to each project and in that status I provide guidance in all aspects of the field of daycare.  My doctorate degree dealt heavily with demographic analysis and I am capable of conducting the complex demographic analysis needed to accurately place a daycare center and to determine whether or not a center for purchase is positioned so that it can enjoy a comfortable future.

I am a licensed Mortgage Broker and have worked with several banks who like to fund daycare projects.  Daycare is "specialty project" with most banks and many will not fund it.  Some banks however have made favorable daycare loans in the past and are inclined to back investments in that area again.  Banks that I have worked with in the past are especially inclined to back projects that I've designed or analyzed because I have a history of success with their organizations.

         
  I am studying for the real estate sales license in the State of Texas but currently I am not a licensed real estate salesperson.  Because of that I cannot offer you guidance dealing with the real property involved in a project.  I can offer guidance in terms of how specific pieces of property or specific locations can effect your project in terms of daycare as a business.  Fortunately, I find that this is sufficient.  Serving as a business consultant to your project, I am also capable of guiding you in terms of how to bid for specific elements of your project in order to make the final numbers attain your investment goals.  For example, only a licensed real estate sales person or appraiser should tell you what a piece of real estate is worth, I, on the other hand, would be more likely to say: "If you bid X your potential profit will be Y; however, if you bid X2 your potential profit will fall to Y2".   From project design, to planning, negotiation, funding, building, furnishing, licensing, to opening your project and maintaining effecient operations; there is not an area of the daycare business where my expertise does not apply.  
         
 

I charge by the hour for my services.  I require a retainer before I start a project and I require an additional retainer for every time travel is required.  My references will verify that I almost always offset my fees entirely by the funds I am able to save you in the process of the investment.
