The most frequent problem clients bring to me is funding. Many of the investors
who use my services are making their first investment in childcare and have
never tried to achieve financial backing for a large scale investment.
As a Mortgage Broker I can testify that the most critical elements of funding are:
(1) Proving to the bank that the investor has the financial ability to make the investment, and
(2) Having the bank feel certain that you have prudently investigated all of the
elements needed to show the the investment is sound.
To accomplish this I:
1. Perform a demographic analysis of up to five areas
of interest. Each study will include information on (1) number of children between
birth and five, (2) median household income, and major traffic routes. Data
for the analysis will draw from zip code data, census tract data, and census
block data. Once an area is chosen, we will:
2. Perform a competitor analysis of all competitors within
a three-mile radius of the proposed site.
3. Perform a rate survey for property and lease/rental
values in the proposed area.
4. Analyze the current percentage of market penetration.
5. Construct a working pro forma and cash flow analysis.
6. Help you calculate your personal worth.
7. Work with you to construct a business plan from the collected data.
8. Help you complete the forms necessary for your bank,
the SBA, or a bank of our recommendation to review.
This type of work will take several weeks to several months to
complete. Because I am a licensed mortgage broker my commission for these services
will be paid by the bank as a part of the closing fees.
